Reasonable price

The price of Japan property is very reasonable. The lowest price of a studio flat (12-18m2) located in Tokyo 23 districts is about US$45,000. It’s because the property price has reduced tremendously since the bubble economy in 1990’s and has become stable in the recent 20 years.

 

High return

Compared with low return of new property at about 3-5%, the return of second-hand property, especially those at the age of 20-30 years old, is about 8-13%. The large difference of return between new and second-hand property is due to depreciation of construction and high advertising fee in selling new property by developer. You need not worry the maintenance of second-hand property. The maintenance of Japan property is the best in the world. Big scale maintenance must be held once in 10-15 years. Many properties look younger than their age.

 

Stable rental income and low risk

  1. Tokyo is not affected by Northeast earthquake happened on 11th Mar 2011 and is also far from the disaster area.
  2. Over 1/3 population of Japan live in Kanto area (Tokyo, Saitama-ken, Kanagawa-ken, Chiba-ken, Kunma-ken, Tochigi-ken, Ibaraki-ken). Most of the young people prefer house rental to purchase. Tokyo is the capital of Japan. It is the centre of economics, politics, education and medicine. Many people coming from other prefectures are living in Tokyo for jobs and schooling. It’s easy to look for tenants if the property is near to station and within 1-hour train to city centre.

  4. Japanese like tidiness and obeying rule. Most of the Japanese like keeping home clean and paying rent on time. Guarantor, rental Guarantee Company or both are required for tenancy application. Unpaid rent rarely happens in Japan.

All property must be built according to Japan construction law. Construction approved after 1st June 1981 was built according to new earthquake consistence standard.

 

Freehold

Most of the land in Japanese is freehold. You can own the land permanently and be succeeded by your kids.

Basic facilities of a flat includes electricity, gas, water, air-conditioner, water boiler, light and fire alarm. You need not provide other special facilities to your tenant.
