Provide us your budget, purchase requirements like type of property, purchase purpose, construction age, area, etc. We shall look for properties for you. We also provide information of mortgage, taxation and property management to you.

 

Property information and site visit

We provide property information to you according to your purchase requirement. You can come to Tokyo for site visit.

 

Purchase application

Apply address proof from your home country government office, make personal stamp, passport copy and fill in application form for property purchase.

 

Down payment, contract or authorization letter

After the price agreement between buyer and seller, contract will be signed in 1-2 weeks. You have to pay 5-10% of property price as down payment on or before contract. You can go to Japan to sign contract by yourself or sign authorization letter to appoint us as your agent to sign contract on behalf of you.
In some cases, contract and property transfer are held on the same day.

 

Mortgage

Japan banks do not provide mortgage to foreigners without Japan nationality or permanent stay visa in Japan. If you are citizen of Hong Kong, Macau, Taiwan or China, you can apply for mortgage from Bank of China or Bank of Communications (Japan). If you live in Hong Kong, you can apply for mortgage from Orix (HK) Ltd. Mortgage rate is 50-60%. For other nationalities, please contact our consultants. Property price must be at least 20 million yen. You have to provide capital, income and health proof for mortgage application.

 

Property transfer

You have to pay rest payment amount and other costs on property transfer date. It takes about 4-6 weeks to complete a transaction. You can go to Japan to sign contract in person. In some cases, it takes longer to complete transaction.

 

Property management

We start managing your property after property transfer. Our property management service includes tenant recruitment, rental agreement, rent collection, rental income remittance, trouble-shooting, room cleaning, decoration and maintenance.
Our service charge is 5% of gross rent + Japan consumption tax
Ex: 100,000 yen (gross rent) X 5% X 1.08 = 5,400 yen
We wire rental income every 3, 6 or 12 months in Jan, Apr, Jul and Nov.
